Inspire Bradford Business Park in Eccleshill, is offering a local resident the opportunity to run and eventually own a business – a modern café, situated in the heart of the development.

The business park is owned and managed by the Newlands Community Association (NCA), which will provide the successful applicant with a competitive salary and full business support for the first 12 months, before then offering full ownership of the café, which is already fully fitted out.

Throughout the first year, the manager’s salary will gradually be reduced, with the shortfall being made up from part of the profits achieved. Then, at the end of the first year, the successful candidate will have the opportunity to buy the business from the NCA at a price that covers the initial investment and start-up costs it incurred when fitting out the café.

When all applications are received, the NCA will form a panel that will assess each one and hold a series of interviews before offering the contract to the person they feel is best equipped to take advantage of the opportunity and make the café a success.

Tony Holdich, chief executive of the NCA, said: “This really is a fantastic opportunity for anybody who has dreamed of running their own business, but who hasn’t been able to due to financial and logistical reasons. Essentially, we are offering a highly motivated person the opportunity to take ownership of a business without having to take any of the usual financial risks.

“The café will be fully fitted out and is situated adjacent to the main reception and waiting area for visitors and staff, meaning it will benefit from a high level of footfall. What’s more, it will be the only allowable source of catering for the building.

“I’d urge anybody who believes they have the skill, passion and determination to make the business a success and create a vibrant café to get in touch and register their interest.”

Situated within a double height, fully glazed atrium that creates a light and welcoming space, the café will be fully equipped by the NCA and will be furnished with a mixture of soft and hard seating areas.

Inspire Bradford Business Park will provide some of the highest specification commercial property available within the city. Individuals and businesses will also be able to hire any of four meeting rooms by the hour or day.

Due to be completed in early 2012, it is being constructed on a brownfield site close to Eccleshill Community Hospital in the east of Bradford. Its two buildings will total 2,787 sq m and will house 14 serviced offices and 14 managed workspaces. Available offices will range in size from 10 sq m to 38 sq m and the work spaces will be 64 sq m with a 34 sq m mezzanine floor.

Inspire Bradford Business Park will also become home to the NCA, which is a community organisation based in East Bradford that provides a range of activities covering training, education, care and socialising across six separate locations.

The business park’s location provides fast access to Bradford and Leeds city centres and the M62 and M1 whilst Leeds Bradford International airport is less than five miles away by car.

Funding for the development comprises £1.019m of European Union investment from the European Regional Development Fund (ERDF) programme in Yorkshire and The Humber, £1m from the Communitybuilders Fund and £990,000 from Bradford Council’s Local Enterprise Growth Initiative. NCA also secured a £1m mortgage from The Charity Bank for the business park.
